一场阴差阳错的谋杀案，牵连了一栋大厦里多个无辜的人。 失恋女（莫文蔚饰）在七月半被男友抛弃，于是把自己关在房里，不断往楼下扔东西发泄。两个心怀鬼胎的保安也在此时酝酿打劫大厦的计划。一对夫妇突然间不见了儿子，遂请求保安队长（李力持饰）帮忙。队长进入二人家中却发现了另一桩与死去老妇有关的凶案。而此时失恋女发现了站在楼道口对着一盆花说话的神秘黑衣人（周星驰饰）。队长发现了夫妇谋杀老母亲的事实，遂被追杀。而此时老母亲的鬼魂前来索命终被黑衣人制服。而夫妇也最终被黑衣人制服后坠楼身亡。含恨的厉鬼就要来索命，牵连该事件的若干人无奈之下只有与神秘的黑衣人合作......
茅山道士钱真人（钟发 饰）与师弟吴真人（钱月笙 饰）平素不和，在道术上互争高低。帮派人物九叔（谷峰 饰）请到两人为亲弟礼葬，钱真人携小徒阿发（吕方 饰）借口舌之功夺标，吴真人心有不服，遂于路对尸体施茅山道术，促其僵尸化来报复二人。 钱真人遏制尸变之际，盗墓贼旺财（钱小豪 饰）惊动大帅新下葬的九姨太（王小凤 饰）尸身，尸体在雷电交加之夜复活，与旺财两体一身，行动一致，旺财无法摆脱半尸，巧遇钱真人求助，钱真人无计可施。三人两尸一行暂避一宾馆内，岂料吴真人尾随赶到，大帅亦同军队入驻，互有利害关系的一群人让形势逐渐失控。
Follows the story of a prospective husband and wife named Salim and Tasya. The two decided to move their pre-wedding photo shoot to Salim's family home after his aunt, Salim's only blood relative, passed away. In addition to having to take care of his aunt's funeral, Salim also had to continue the family ritual of burning incense every day on a mysterious altar. If not, his life would be in danger. Unexpectedly, their presence along with the photo shoot team in the house actually made the spirits of Salim's ancestors who died during the Japanese occupation appear and start terrorizing them.
